In the late 1980s, The Hamister Group, Inc. was asked by the American Housing Foundation and their bank to manage four health care properties in the Denver, Colorado area that were in distress.
The properties were in serious regulatory trouble and were underperforming. To make matters worse, the owner had neglected to make important capital improvements at each of the properties. The neglect had been going on for ten years or more.
The Hamister Group team accepted the challenge and began making changes from the inside out. The operational budget was infused with a renewed focus on capital improvements and staff training.
After three years under the management of The Hamister Group, Inc., the properties experienced a coverage ratio which went from below 0.4 to more than 1.0. In addition, the regulatory problems were alleviated and overall performance improved.
