We are a group of experts who are skilled at developing and operating real estate ventures with personal services. We are talented in the successful operation of select types of businesses, including hotels, assisted living facilities, and self storage facilities. Experience

The Company has operated its ALF and skilled facilities (the skilled nursing facilities were sold in 1996 returning an annual ROI to investors of 38% after retirement of all debt) more like upscale hotels and resorts for over twenty-eight years. The skill sets developed over this time have been significant. We have transferred these talents and skill sets into successful programs and initiatives designed to maximize the guest comfort and loyalty. This helps to build occupancy and daily rates.

Acquisition Criteria: Lodging

The Lodging sector is expected to be The Hamister Group's primary focus for the next few years. Its affiliated company, Hamister Hospitality Group, LLC, is the active acquirer of hotels.

We anticipate purchasing five to ten hotels per year for the next five years or more. We will concentrate on the eastern half of the United States geographically but will not ignore other more western opportunities. Our strategy is to pursue opportunities in markets, which meet one or more of the following criteria (not presented in order of importance):

  • Medium size population markets (including suburban markets of larger urban markets) with at least three drivers to hotel traffic, with strong travel attractions which are stable and growing including (i.e. military installations, major industry or commercial businesses which drive transient overnight traffic, major tourist attractions which are growing and drive significant transient overnight traffic).
  • Airport hotels with significant and growing deplanements.
  • Major resort (tourism) destinations in stable and/or growing markets.
  • Number of keys (rooms): Minimum of 90, but preferably 100 or more per hotel.
  • Age of buildings: less than 15 years if well maintained.
  • Geography: Eastern Half of the United States excluding major metropolitan communities of New York City, Boston, Philadelphia, Washington, D.C., and Miami.
  • Occupancy: 65% or higher.
  • ADR: Index at or above 100% relative to competitive set.
  • RevPAR: Index at or above 100% relative to competitive set.
  • Refresh and brand upgrades historically completed on time.
  • Strongly prefer the Marriott and Hilton and will consider Choice and Intercontinental brands.
  • Prefer select service or extended stay brands but will consider outstanding full service opportunities.
  • We specialize in unique relationship-based transactions where the Seller and Buyer are most interested in a win-win transaction with an emphasis on integrity, honest dealing, close-ability, sustaining the tradition established by the Seller, maintaining the great people employed by the Seller, etc.

Acquisition Criteria: Assisted Living Facilities

We will consider those quality properties, which meet or exceed the following criteria:

  • Number of beds: 80 minimum and 200 maximum per site.
  • Age of Building: less than 15 years.
  • Geography: Eastern Half of the United States excluding major metropolitan communities of New York City, Boston, Philadelphia, Washington, D.C., and Miami.
  • Occupancy: 85% or higher.
  • Private Pay Resident Ratio: 60% or higher.

Self Storage

We will consider those quality properties, which meet or exceed the following criteria:

  • Net rentable total square feet: 45,000 s.f. or more
  • Age of buildings: less than 20 years.
  • Geography: Eastern Half of the United States excluding major metropolitan communities of New York City, Boston, Philadelphia, Washington, D.C., and Miami.
  • Occupancy: 80% or higher.
